The Staging Process
Staging a home can result in a quicker sale, a higher return and most of all a satisfied customer.
With the professional service of an experienced stager, your home becomes more attractive to buyers. They can actually see themselves living in a home such as yours.
It is not as strange as it sounds, real estate agents recommend that sellers hire a home stager to whisk through their home and “neutralize” them before they go on the market.
Stagers can be very honest about telling the homeowner to de-clutter.  Most homeowners know before they call a stager that they will need to put some personal belongings out of sight. The buyers may also feel that he or she is invading a private space. A good stager will use sensitivity and diplomacy to achieve the look of a clutter-free home.

Don’t take it personal, If you do, you won’t survive the Open House.  Staging is about creating appeal so that your home excites a broad range of buyers.  If your home has a strong personality, mainly your expensive collection of elephants, the prospective buyer is blindsided.  They may exit your home immediately and move on to the next.
A good Stager will not hesitate to have bold painted walls toned down; they work with a team to rearrange the furniture and accessories to draw attention to finer points of the home.  The level of service required will greatly depend on the owner’s present style and attention to details.  A professional Stager may recommend simple furniture movement, a few walls to paint, and you’re ready to sell.  Other times, it could be redecorating, painting out complete rooms, adding artwork, moving and providing new furniture and at times, it could be a complete renovation.  The scope varies from home to home.

New Homes
Stagers are hired to set up new homes with furniture, accessories and artwork. Builders have come to appreciate the clean, uncluttered look, and are hiring stagers to work the same magic in their new homes.  This time the customer places emphasis on organizing and rearranging the space to de-stress the environment.  What is important is visual therapy: it is about fine-tuning a space to improve its energy and the flow from room to room.

Staged homes will sell 17 to 20 percent faster than an un-staged home.

The Cost of Staging: A Worthy Investment
In 2003 Home Gain Survey of over 2000 Realtors, discovered that sellers who spent a $1000.00 staging their home recovered almost 200% of the cost in the sale of their homes.  This percentage increased proportionately to the amount spent on staging.

Most Home Sellers Cannot View Their House Objectively!!

If you cannot see it objectively, you cannot ‘package” effectively. Have a Pro-Stagers professional get your home into its most advantageous condition for showing.

Less Guess Work and “Do It Yourself”

A professional home stager can manage your project from start to finish. Utilizing their extensive knowledge and expertise, they will prepare a detailed report. This will assist you in determining what to take on as a “Do It Yourself” project... and what should be left to the experts.

Only 10% of Homeowners can visualize the potential of a home

This is why staging a home is so “Critical”.  You do not want the advantages of your home overlooked and left to the buyer’s imagination.

The Longer Your House is on the Market, the Lower the Price will be, so “STAGE FIRST!”
According to a National Association of Realtor survey, homes that sold after 4 weeks on the market sold for 6% less then the ones sold within the first 4 weeks!  Be pro-active stage first, Do not be in a position where you have to lower the price.
